You’re almost at the finish line of buying your new home, but before signing the final paperwork, there is one important step left: the final walk-through. This is the buyer’s last opportunity to make sure the home is in the condition agreed upon in the contract. It is not another inspection—it is a verification that everything is as expected before closing.
Here is what to look for during a final walk-through:
1. Repairs Have Been Completed
If the seller agreed to make repairs after the inspection, confirm that they have been completed properly. Request receipts or documentation if available.
2. No New Damage to the Property
Check to be sure no new damage has occurred since your last visit. Look for wall dents, floor scratches, broken windows, water stains, or any signs of recent damage.
3. All Appliances Are Working
Test each appliance that conveys with the home, including the stove, oven, dishwasher, refrigerator, microwave, washer, dryer, and HVAC system.
4. Plumbing and Electrical Systems Function Properly
Turn on all faucets, run showers, and flush toilets to ensure there are no leaks. Test lights, fans, and electrical outlets throughout the home.
5. Agreed-Upon Items Remain in the Home
Confirm that anything included in the contract—such as appliances, window treatments, light fixtures, or hardware—has not been removed or replaced without permission.
6. The Home Is Clean and Free of Personal Belongings
The home should be left in broom-swept condition. There should be no trash, furniture, or personal items left behind unless the buyer and seller agreed otherwise.
7. Exterior Areas Have Been Maintained
Walk around the exterior of the home. Look at the condition of the yard, garage, crawlspace, porches, and outbuildings. Make sure no damage has occurred and any agreed-upon outdoor repairs are complete.
