What Happens After a Home Inspection?

Once your home is under contract, the inspection is one of the most important milestones in the process. After the inspection is complete, many buyers and sellers wonder what happens next and how decisions are made.

Reviewing the Inspection Report
The inspection report is sent to the party who paid for the inspection, which is usually the buyer. The buyer’s agent will review the report with the buyer and explain the findings in detail. Together, they decide how to move forward based on the condition of the home.

At this stage, the buyer generally has three options:

  • Move forward with the purchase as is
  • Request repairs or credits
  • Cancel the contract, if allowed under the terms of the agreement

Options for the Seller
Once the buyer submits their inspection response, the seller has several options to consider:

  • Agree to make all requested repairs
  • Negotiate which repairs to complete
  • Offer a credit toward closing costs instead of completing repairs
  • Decline to make any repairs

Each response depends on the terms of the contract, the condition of the home, and the seller’s goals.

Reaching an Agreement
If the buyer and seller agree on repairs or credits, the contract is updated to reflect the new terms. Once this amendment is signed, the transaction moves forward toward the closing stage.
